Installed on the roof area: asphalt shingle runs $5.50–8.50, architectural shingle $7.50–11, flat EPDM $8–14, standing seam metal $13–22 and cedar shake $15–24. Multiply against roof area, not floor area — pitch inflates the true surface.
The calculator applies a pitch multiplier: low walkable roofs at 1.05, medium at 1.2, steep at 1.42. A steep roof has more surface per square foot of footprint and slower, harnessed labour, so the same house can price a third apart on pitch alone.
Removing one existing layer on a typical 1,800 sq ft home adds $1,620–2,700 including disposal. Up to three layers can be costed, and each skylight that needs reflashing is counted per unit on top.
